Search for tenants
 

·     Advertise in the appropriate news and online media

·    Post our distinctive “For Rent” sign on the property

·    Potential tenants call us because we are a
           professional property management company

·     Referrals from former and current tenants

 
 

Carefully screen all applicants

 

·      Obtain a complete credit application from all potential
           occupants 18 years or older

·     Obtain picture identification from all potential occupants
           18 years or older

·    Review all applicants credit history (we have credit
           reporting services in our office)

·     Verify work history and income of all applicants

·    Verify rental history of all applicants

·    Review with the property owner the complete
           application package

 
 

Rental agreement and move-in

 

·    Prepare the rental agreement with appropriate
           addenda and obtain signatures of all 
occupants 
           18 years or older

·    Review the rental agreement and any additional rules
           in detail with all occupants 18 years or older

·      Collect certified funds for the balance of the months
           rent and the security deposit

·       Conduct a walk-through, take photographs and
           prepare a written condition report signed by the tenants
 

 
Ongoing care of the property
 

·         Collect the monthly rent on the first of each month,
           deposit in our “Trust Account” and 
forward funds
           to the owner

·         Conduct drive by and inside inspections often

·         Review tenants request for service or repair - all calls
           are directed to our office.
  (after hour calls are not a
           problem for the owner any longer)

·         Schedule all repairs and maintenance (we obtain
           quality work at the best available prices or the owner
           may wish to perform his own repair or maintenance)

·         Review the rental rate regularly and adjust if
           warranted

 
 

Move-out

 

·         Conduct a walk-through, take photographs and
           prepare a written condition report

·         Compare the move-in and move-out condition reports

·         Determine any charges due from the tenant’s security
           deposit and prepare the deposit return

·         Prepare final letter and check after completing any
           work needed
