We at Property Care Inc have been monitoring developments surround the Coronavirus (COVID-19) that is currently affecting our local and global community. The "Shelter in Place" order has caused some limitations on our response time as we work from home or with limited office staff. Here is a list of some of the most impacted functions along with how we are working to overcome these challenges amid this pandemic crisis.
Out or caution and respect for our resident’s safety as well as that of our staff, we have suspended interior inspections of occupied units. These inspections will resume in the future at such time that there is no longer a health threat.
Showing Vacant Properties
Due to the "Shelter in Place" order we have temporarily suspended scheduling open houses and limiting appointments to individuals who have submitted an application to rent and will exercise ‘social distancing’ at the time of showing.
Rent Collection and Delinquent Rents
We are encouraging tenants to make rental payments online or to drop payment checks in our exterior “RENTAL PAYMENTS” dropbox. The state has issued a state-wide moratorium on evictions for tenants that have had a verifiable loss of income due to COVID-19. Some tenants may have been affected by the Covid-19 virus either because of loss of wages or illness. If that is the case, the tenants may apply to delay the payment of their rent. This does not mean that rent is waived, but that it is delayed until a future date. Once the crisis is over, the tenants must make up the missed payments. The tenant must submit proof of their loss of income to qualify for this benefit. The landlord (owner) may use the delayed payment of rent to apply to their mortgage lender (if any) to defer mortgage payments on any mortgages either on their rental property or their own home. We will advise you if your tenants apply for this benefit. It has been stated that the tenant and landlord should work out a payment plan for the tenants to make up the delayed rent. We are still waiting for more information from authorities as to how this would be handled.
Tenants have been advised to continue to submit a maintenance request for urgent and even non-urgent matters. Our maintenance vendors have emergency personnel available for plumbing, HVAC, appliance, and electrical emergencies. We will notify you of non-emergency requests for maintenance and upon your approval will endeavor to fulfill the requests. Some of the landscape companies are suspending service during the SIP order. Depending on how long this lasts, it may require that a clean up be done at a later date.
We are working to ensure that owner distributions are made on time. Please be aware that there may be some delays due to mail or other factors.
Monthly Activity Statements
We are working to make sure that you are kept informed about the activities for your properties. If you have been receiving mailed hard copies of those statements, we will continue to send those to you. If you wish, you may request that statements be emailed to you. Please send us a note to firstname.lastname@example.org if you wish to have statements sent to you by email. We will provide hard copies of all activities at the end of the year.
We will work to provide as close to the same level of service as possible prior to the COVID-19 pandemic, but in some cases, responses will be delayed.
